Selling your home yourself might seem like a way to save money - but the data tells a different story. FSBO (For Sale By Owner) homes consistently sell for less than agent-represented homes, take longer to sell, and expose sellers to legal and contractual risks that most homeowners don't see coming.
It's not just about putting a sign in the yard and listing on Zillow. It's about pricing psychology, buyer negotiation tactics, inspection strategy, appraisal management, and knowing when to push back and when to hold firm.
Here's the reality - most buyers are represented by experienced agents whose entire job is to get the best deal for their client. When you go it alone, you're negotiating against a professional. When you work with us, you have an expert in your corner.
The RAMS Seller System was built specifically to solve the two problems that cost sellers the most money - Days on Market and Buyer Delay. The longer your home sits, the more leverage shifts to the buyer. We eliminate that risk by creating urgency, competition, and momentum from day one - so you walk away with more.
The goal isn't just to sell your home. The goal is to sell it for the most money, as quickly as possible, with the least stress. That's what the RAMS Seller System delivers.
Most people think selling a home is about listing it and waiting for offers. In reality, that's only about 3% of the journey. The other 97% is where the real work happens - and where the right agent makes all the difference.
Here's what we handle from day one to closing day:
Before You List:
During the Sale:
From Offer to Close:
What You Handle:
That's it. We handle everything else.
Every offer that comes in is an opportunity - but only if you know how to respond. Accepting too quickly leaves money on the table. Pushing too hard loses the buyer. Knowing the difference is where experience matters most.
At The Rams Group, we negotiate on your behalf with one goal - maximizing your net proceeds while keeping the deal intact. We analyze every offer for more than just price. We look at financing strength, contingency terms, closing timeline, and buyer motivation - because the highest offer isn't always the best offer.
Our Counteroffer Intelligence process - Step 10 of the RAMS Seller System - is specifically designed to extract the most value from every negotiation without spooking buyers or stalling the deal.
Privacy:
When you sell your home, sensitive information comes into play - your mortgage balance, your motivation for selling, your timeline pressure, and your financial situation. In the wrong hands, any of these can be used against you at the negotiating table.
We take your privacy seriously. Your personal circumstances, motivations, and financial details are handled with the utmost discretion throughout the entire process. If neighbors, friends, or family ask questions about your sale, we always defer to you on what to share.
Your home sale is one of the most significant financial transactions of your life. You deserve an agent who protects you every step of the way.
One of the most common surprises for sellers is closing costs. Understanding what you'll pay before you list helps you price smarter, negotiate better, and walk away with exactly what you're expecting.
As a seller in Washington State, here are the typical costs you should plan for:
Real Estate Commissions: The largest closing cost for most sellers. Commission is always negotiable, and not mandated by law, and varies by transaction.
Excise Tax (REET): Washington State charges a Real Estate Excise Tax on the sale of property. The rate is graduated based on the sale price of the home - typically ranging from 1.1% to 3% depending on the sale price.
Title & Escrow Fees: In Washington, sellers typically pay for the owner's title insurance policy. Escrow fees are usually split between buyer and seller.
Pro-rated Property Taxes: You'll pay property taxes up to the date of closing - your escrow company will calculate this automatically.
Any Agreed Buyer Credits: If you've negotiated any repair credits or closing cost contributions for the buyer, those come out at closing.
Optional Pre-Sale Costs: Pre-listing repairs, staging, or cleaning are optional but can significantly impact your final sale price.
Want a personalized net sheet showing exactly what you'd walk away with after all costs? That's exactly what we cover in your Seller Consultation - no surprises, no guesswork.

Yes, you can sell your home yourself—but the real question is whether that positions you to win. Getting on the MLS is the easy 3%; the other 97% is pricing, prep, marketing, negotiation, and managing a high‑stakes transaction. We handle that 97% so you don’t leave money on the table or take on unnecessary risk
No. Many homes sell without every repair or upgrade completed. Safety, financing, and “first impression" issues matter most; purely cosmetic items can often be priced and disclosed instead of fully fixed. We’ll tell you what’s worth doing, what isn’t, and how it affects your price and strategy.
It happens more often than people think - and it’s usually fixable. The key is to respond early with data and strategy, not just wait and hope. We review pricing, presentation, and marketing, then adjust quickly so you can attract the right buyers without chasing the market down.
Buyer financing can fall through for reasons like job changes/loss, credit issues, or lender problems - usually outside the seller’s control. Good screening and the right timelines reduce this risk, and if financing fails, we follow the contract, re‑position your home, and work to secure a new buyer as smoothly as possible. The most you would lose would be time.
Most sellers can expect items like broker commissions, title insurance, escrow/settlement fees, excise (transfer) tax, mortgage payoff, and any HOA‑related fees. Before you list, we prepare a custom Seller Net Sheet so you know your estimated bottom line before accepting an offer.
Your privacy and confidentiality are a top priority. We keep sensitive financial and personal information strictly private and only share what’s necessary to market and close your sale. With friends, neighbors, or family, we always defer to you on what to share - or not share.
