One of the most common surprises for sellers is closing costs. Understanding what you'll pay before you list helps you price smarter, negotiate better, and walk away with exactly what you're expecting.

As a seller in Washington State, here are the typical costs you should plan for:


Real Estate Commissions: The largest closing cost for most sellers. Commission is always negotiable, and not mandated by law, and varies by transaction.


Excise Tax (REET): Washington State charges a Real Estate Excise Tax on the sale of property. The rate is graduated based on the sale price of the home - typically ranging from 1.1% to 3% depending on the sale price.


Title & Escrow Fees: In Washington, sellers typically pay for the owner's title insurance policy. Escrow fees are usually split between buyer and seller.


Pro-rated Property Taxes: You'll pay property taxes up to the date of closing - your escrow company will calculate this automatically.


Any Agreed Buyer Credits: If you've negotiated any repair credits or closing cost contributions for the buyer, those come out at closing.


Optional Pre-Sale Costs: Pre-listing repairs, staging, or cleaning are optional but can significantly impact your final sale price.

Good screening and the right timelines reduce this risk, and if financing fails, we follow the contract, re‑position your home, and work to secure a new buyer as smoothly as possible. The most you would lose would be time. 


 Most sellers can expect items like broker commissions, title insurance, escrow/settlement fees, excise (transfer) tax, mortgage payoff, and any HOA‑related fees. Before you list, we prepare a custom Seller Net Sheet so you know your estimated bottom line before accepting an offer.
