Stage 1 – Needs Analysis & Game Plan

Stage 2 – Pre‑Approval & Budget Clarity
Next, you get pre‑approved with a lender. We can introduce you to trusted lenders our past clients have loved (no business affiliation—just great experiences), or we’re happy to work with your preferred lender. Once your budget and comfort level are clear, we focus your search where it makes the most sense.
Stage 3 – Smart Home Search (On‑Market & Off‑Market)
From there, we combine technology with our network to surface homes that fit: MLS listings plus off‑market opportunities not visible on public portals. We’ll help you evaluate each option, understand trade‑offs, and avoid hidden pitfalls.
Stage 4 – Offers, Negotiation & Closing
When you’re ready to make an offer, we manage the details: writing strong, clean offers, negotiating price and terms, protecting your earnest money and timelines, and guiding you all the way through inspection, appraisal, loan approval, and closing.
Online search is only about 4–5% of the home‑buying journey. The remaining 95% is where having the right buyer’s agent makes all the difference.

Online tools are great for browsing, but they only show you listings—they don’t protect you. A good buyer’s agent helps you interpret the data, spot red flags, structure strong offers, negotiate price and terms, and manage deadlines so you don’t make costly mistakes.
You don’t need a pre‑approval to have a first conversation with us, but you do need one before seriously shopping and writing offers. Pre‑approval clarifies your true budget, makes your offer stronger in a competitive market, and reduces surprises later in the process.
Most buyers should plan for closing costs of roughly 3%–5% of the purchase price, depending on your loan type, price point, and county‑specific fees like title, escrow, and recording. Early in the process, we’ll walk you through an estimate tailored to your price range so you know what to expect.
Historically, many sellers offered compensation to buyer’s agents through the MLS. With recent changes (including the NAR settlement), how buyer‑broker fees are handled is now more flexible and negotiable - sometimes seller‑paid, sometimes buyer‑paid, or a mix. The Northwest MLS still allows sellers to compensate buyers' agents. We’ll review your Buyer Representation Agreement with you and explain exactly what it means in plain English before you proceed.
That’s no problem at all - send it to us. We’ll help you understand the pros and cons, review disclosures and neighborhood details, and, if it’s a fit, design the best offer strategy for that specific property and market.
In addition to the MLS, we tap into our agent network, upcoming listings, past and future sellers, and other channels to surface homes that may not be obvious on public sites. While we can’t guarantee off‑market deals, our relationships and proactive outreach often uncover options a typical online search would miss.
Lenders & Financing
After our needs analysis and Buyer Consultation, the next step is getting pre‑approved for a mortgage. We have a vetted group of lenders our clients have loved working with (no business affiliation), or we’ll collaborate with your chosen lender.
With the recent NAR settlement, if a seller does not offer full buyer‑broker compensation, buyers may need to cover some or all of their buyer agent’s commission. That compensation is fully negotiable, and we’ll walk you through exactly what it means for your specific search and budget. Northwest MLS still allows sellers to compensate buyers' agents for transactions.
