Excellent thought! Be aware that the information you glean online is a great source to get started, and learn about things at a high-level. And, that is where it ends. Extra scrutiny and care is necessary, especially when you embark on a sale or purchase of the biggest asset in most cases, worth 1000s of dollars even millions, wouldn't you agree? All we need is a final preapproval letter form the lender for us to start with our journey. And, if it is your friends, neighbors or family asking about your deal, we refer them to you to answer their questions at your discretion.
After our comprehesive needs analysis and initial Buyer consultation session, the next step for you is to get pre-approved for a mortgage. We have an exhaustive group of lenders who we work with (there's no business affialiation other than our past clients having had great experiences working with them) who can help you get pre-approved. Once your budget and needs are matched, we start our search. This includes home listed on the MLS in addition to off-market properties that aren't listed but are known to us through our network, which we can share.
Closing costs can vary depending on the property's price, location (if there are county specific charges), Title/Escrow fees, and lender items. On average, they can range from 3% to 5% of the property's purchase price with a few outliers.
** With the recent NAR settlement (Aug 17th, 2024), should the sellers of properties listed on the NWMLS offer partial / not offer any Buyer Broker compensation as part of the listing, that would be additional expense that Buyers have to bear for compensating the Buyer Agent. Buyer Agents' commissions are fully negotiable, and not mandated by law.
